A Pool Inspection Is an Investment, Not an Expense.
A residential pool represents a significant portion of a home’s value and a meaningful ongoing operational cost. Understanding the current condition of a pool’s structure, surface, equipment, and safety features before making a purchase decision, before an insurance renewal, or before a seasonal restart is not due diligence for cautious buyers only — it is practical homeownership.
Diamond Pool Maintenance provides professional pool inspections performed by trained technicians who maintain and repair pools week after week. We know what a healthy pool system looks like, what developing problems look like before they become failures, and how to communicate both clearly in written documentation.
Pre-Purchase Pool Inspection
A pool adds meaningful cost and complexity to a home purchase. Our pre-purchase inspection evaluates every component — equipment operation, structural integrity, surface condition, plumbing visibility, safety features, and current chemistry. You receive a written report documenting what we found, prioritized by urgency, that can be used in purchase negotiation, for repair planning, or to establish a service baseline with your future maintenance provider.
Insurance Inspection
Many homeowners’ insurance carriers require a documented pool inspection as a condition of coverage or renewal — particularly for pools with diving boards, older equipment, or other characteristics that affect the risk profile. We provide written inspection reports formatted to address common insurance requirements. Contact us with any specific documentation your carrier has requested.
Seasonal Readiness Inspection
Before opening a pool that has been closed or lightly used over the winter — or before closing a pool ahead of the off-season — a readiness inspection identifies equipment issues, surface concerns, and chemical starting points that are easier and less expensive to address before the pool is in active use. Houston’s mild winters mean many pools never fully close, but a spring readiness inspection is still a valuable baseline after months of reduced maintenance.

Frequently Asked Questions
Pool Diagnostics & Inspection
A thorough residential pool inspection takes approximately 1.5 to 2 hours depending on pool size and equipment complexity.
For pre-purchase inspections, we recommend the buyer or their agent be present so we can walk through findings in real time. For insurance and seasonal inspections, your presence is helpful but not required — the written report documents everything thoroughly.
Yes. Our reports are written as documentation of the pool's condition at the time of inspection and are appropriate for use in purchase negotiations, repair requests, and escrow conditions.
We document and explain what we found, prioritize it by urgency, and provide realistic cost context for significant repair or replacement items. How you use that information in a purchase decision or negotiation is up to you. We provide honest findings — not the answer any particular party wants to hear.
We do not currently inspect above-ground pools. Our inspection service is limited to in-ground residential pools.
Contact us at 832-843-1198 or submit the quote form. We'll confirm the inspection scope and provide pricing based on your pool's size and equipment.
Most inspection visits are scheduled within the same week. For time-sensitive pre-purchase situations, contact us directly and we'll do our best to prioritize.
A partially drained pool allows for better surface inspection but limits our ability to test equipment operation and water chemistry. We'll note what can and cannot be evaluated under those conditions in the report.
