Pre-Purchase Pool Inspection

Insurance Inspection
Many homeowners’ insurance carriers require a documented pool inspection as a condition of coverage or renewal — particularly for pools with diving boards, older equipment, or other characteristics that affect the risk profile. Pool Diagnostics & Inspection

A thorough residential pool inspection takes approximately 1.5 to 2 hours depending on pool size and equipment complexity.

For pre-purchase inspections, we recommend the buyer or their agent be present so we can walk through findings in real time. For insurance and seasonal inspections, your presence is helpful but not required — the written report documents everything thoroughly.

Yes. Our reports are written as documentation of the pool's condition at the time of inspection and are appropriate for use in purchase negotiations, repair requests, and escrow conditions.

We document and explain what we found, prioritize it by urgency, and provide realistic cost context for significant repair or replacement items. How you use that information in a purchase decision or negotiation is up to you. We provide honest findings — not the answer any particular party wants to hear.

We do not currently inspect above-ground pools. Our inspection service is limited to in-ground residential pools.

Most inspection visits are scheduled within the same week. For time-sensitive pre-purchase situations, contact us directly and we'll do our best to prioritize.

A partially drained pool allows for better surface inspection but limits our ability to test equipment operation and water chemistry. We'll note what can and cannot be evaluated under those conditions in the report.
